There are programs available to assist in financing those home improvements. Clients with less than perfect credit are offered the security of having your house feel like your home without the risk of falling victim to a predatory loan.

All programs are available only for owner-occupant properties. Rental or secondary properties are ineligible for assistance. The following are loan programs available for households with less than perfect credit.

Maximum financing up to $25,000 to be paid off over 10-20 years at a 6% interest rate. Middle credit score must be at 580 or above. Households need to be below 115% of the Area Median Income to qualify.

This loan is provided by the Pennsylvania Housing Finance Agency (PHFA) to pay for repairs and improvements that increase the basic livability of the home. This includes additions and construction that make the home safer, more energy efficient and accessible to those with disabilities or the elderly. R&R loans can also be used to remove or fix code violations; hook up to municipal water and sewer systems; and improve or install code-compliant septic or well systems. The income guidelines for this program are 150% of area median income with a minimum credit requirement of 620.

The Homeowners Energy Efficiency Loan Program (HEELP) offers loans between $1,000 and $10,000 for specific energy efficiency repairs at a fixed-rate of 1% for ten years with no prepayment penalties. HEELP loans are more affordable than you may think: $44 per month for a $5,000 loan or $88 per month for a $10,000 loan. With such affordable payments, you can now make those much needed energy efficiency repairs.

Specific uses for the HEELP funds are:

  • Air sealing, insulation and ductwork
  • Energy efficient windows and doors
  • Energy efficient heating or cooling system repairs or replacements
  • Roof replacements

There are no credit requirements for this program, however there cannot be any judgments, foreclosures and bankruptcies on the credit report.
